Professor Sun Xianzhong Gives In-depth Interpretations of the Part on Property Law in the Chinese Civil Code

 

The Draft Chinese Civil Code was formally submitted to the Third Session of the Thirteenth National People’s Congress for deliberation on May 22, 2020, indicating that China is entering into the era of Civil Code. On May 23, 2020, Professor Sun Xianzhong, who is a research fellow at CASS Law Institute, a member of the Constitution and Law Committee of the National People’s Congress and a deputy to the Twelfth and Thirteenth National People’s Congress, was interviewed by the CCTV Rule of Law Channel on the significance of the Property Law Part of the draft Chinese Civil Code. In the interview, Professor gave a comprehensive and detailed interpretation of the Property Law Part of the draft Chinese Civil Code and answered such questions as: what will happen to commercial housings after the expiration of the 70-year period of ownership? Who should have the proceeds from the advertisements in the elevator rooms of a residential quarter? What do “usufruct”, “security interest” mean? And how the Property Law Part of the Chinese Civil Code reflects the characteristics of the times and the people’s will?
